Over the last twenty years, the Italian real estate market has undergone profound transformation, stressed by the economic crisis that has hit the industry. The construction of new residential buildings has undergone a dramatic downturn, while investments related to the renovation of existing buildings have been growing for over 10 years. Considering that residential buildings with masonry structures account for more than 50% of the total, of which about 75% were built prior to 1970 and therefore typically have significant deficiencies in terms of energy saving and seismic vulnerability, it's easy understand the importance of an integrated approach to the retrofit of these buildings. In relation to these considerations, a field of extreme interest is the historical heritage, for which the requirements to improve structural safety and energy performance has to comply with the need to preserve and protect the historic good. In Italy, the existing building energy performance standards do not apply to heritage and there are no procedures for considering the combined effects of structural interventions and energy efficiency, although this situation is increasingly recurring.
In this regard, it is extremely interesting to evaluate the effect on the energy performance of seismic improvement works on masonry buildings. This paper shows the numerical simulations carried out on some of the most common wall types in Italy, adopting traditional consolidation techniques coupled with energy efficiency interventions. The results obtained allow us to evaluate the effects on transmittance variations produced by these combined interventions and demonstrate the need for a multidisciplinary approach to the problem, achieving structural safety objectives, energy efficiency and conservation with a consistent economic convenience compared to the traditional approach that sees the energy intervention designed / executed after the structural one.
